CCTV for apartment buildings and SVJ
Cameras at the entrance, in the cellars, garage and by the mailboxes protect the building against theft and vandalism. We design the layout to comply with GDPR and the guidelines of the Czech Data Protection Office (ÚOOÚ), prepare a quote for the committee and install the system. The building inspection and the quote for the SVJ are free.
Common SVJ issues
What building committees most often contact us about:
• stolen bikes and prams, broken-into cellars and mailboxes
• strangers in the entrance hall, vandalism, graffiti
• damage in the garage: scratched cars, who hit whom
• disputes over who damaged the lift or the door during a move
A camera with good-quality recording helps find the culprit and often stops the problems simply by being visible.

Where to place the cameras
Typical suitable places in an apartment building:
• the front door and entrance hall
• cellars and pram rooms
• garages and parking spaces
• the area by the mailboxes
Cameras must not point directly at flat doors or needlessly record the street and neighbouring plots. Where necessary, we mask parts of the image. We work with Dahua, Hikvision and TVT cameras.

GDPR without the hassle
The SVJ is the controller of the recordings. We set the system up so that GDPR is easy to comply with:
• cameras only where they are needed
• automatic overwriting of recordings after the period chosen by the SVJ
• a password-protected recorder out of reach of unauthorised people
• access to recordings only for authorised committee members or the building manager
• information signs at the entrance – we can install them on request
We are not a law firm; the SVJ approves the proposal for the owners’ meeting itself.

How it works
1. A free building inspection together with a committee member.
2. A proposed camera layout and a written quote for the SVJ meeting.
3. Approval in line with the articles of association and agreeing a date.
4. Installation without disrupting the running of the building.
5. Setting up access for the committee and handing over instructions.
Warranty: 24 months on equipment (some manufacturers give 36) and 24 months on installation.

Frequently asked questions

Do we need the consent of all owners?
According to the ÚOOÚ guidelines, usually not. The typical legal basis is the SVJ’s legitimate interest, such as protecting property. The proposal is approved in line with the articles of association.
How long are recordings kept?
The SVJ decides on the period and justifies it; generally, shorter is better. The recorder overwrites old recordings automatically.
Who can see the recordings?
Only authorised committee members or the building manager. Recordings are mainly handed over to the police or an insurance company.
Can you issue the invoice to the SVJ?
Yes. We are not VAT payers, so the quoted price is final and nothing is added to it. We prepare the price for your building after the inspection.
Do you also work outside Prague?
Yes, throughout the Central Bohemian Region. The site visit is free; any travel costs are included in the quote.
What warranty do you give?
24 months on equipment (some manufacturers give 36 months) and 24 months on the installation work.
